Board of Directors Letter – December 7th, 2023

Words of Thanks

We appreciate that so many neighbors and homeowners took the time to attend the Homeowner’s Annual Meeting and returned proxies, especially in this busy holiday season. Over 250 homeowners were at the meeting. We would like to thank the outgoing Board members for their efforts and time over the last couple of years.

New Board Members and Election Results

The newly elected board has representation from every region of Church Point. Gary Lauck (President), Michael Gen (Vice President), Amit Badiye (Secretary), Don Degner (Treasurer), Jack Timms (Assistant Treasurer). We appreciate your trust and will work to represent everyone. The proposed declaration changes to the bylaws were rejected by homeowner vote. Since the Annual Meeting, the Board has already been hard at work on issues and concerns raised by homeowners over the past months. Cost saving policies have already been implemented. We the board can be contacted via email at board@churchpointonline.com.

Some Questions and Answers

  • Dues increase implemented by the former Board effective January 1, 2024
Please know that while payments remain due, the Board is aggressively seeking and reviewing financial information and contractual obligations entered into by the former Board. We will evaluate the budget and focus on balance between cost cutting and necessary maintenance/improvements.
We expect to provide further communication in the coming months with an update to the budget in the first quarter of 2024. Any reduction in dues will be credited in future quarters. For now, please proceed with your quarterly payment as instituted.
  • Gas lamp requirements
We have heard many of you loud and clear about requirement to have a lit gas lamp and understand that many have received enforcement notices. Please know that the Board has decided to not pursue the enforcement actions related to gas lamps. That said, all provisions including those that require maintenance and upkeep of your home remain in place and we encourage you to abide by those provisions in ensuring that Church Point remains a desirable place to live.
  • Communication
The Board is working on a communication plan and has put in place a Communication Committee. The Committee has been tasked to ensure transparency and communication with each of you. While the Board is working to implement electronic mailings, in the interim please visit the HOA website www.churchpointonline.com to stay up to date on neighborhood news and future meetings. We are working on posting meetings at Church Point entrances and to add meeting minutes to the website. We hope to minimize mailing to save your money and keep expenses to a minimum. Providing us your email and enlisting/opting to accept email communication will help keep you informed. We also welcome you to reach out directly to the Board by emailing the Board at board@churchpointonline.com.
  • Committees and Your Help
We would all appreciate help from any, and all homeowners to be involved in committees. Several homeowners have already volunteered their time in advisory and committee roles. Increased involvement will make it easier for those volunteering. Your help would be appreciated. The HOA website www.churchpointonline.com will have additional information.

HAPPY HOLIDAYS to ALL OF YOU
and we are looking forward to working TOGETHER AS FRIENDS AND NEIGHBORS
