Document Landscape


The Church Point Homeowners Association is a legal entity under the law (a Nonstock Corporation) and as such is governed by applicable laws and a key set of documents:

  • First of all, there are the Code of Virginia – Nonstock Corporation Act and the Code of Virginia – Property Owners’ Act under which the HOA is incorporated. The first act applies to all nonstock corporations in the State of Virginia and the second applies to all HOAs in Virginia. Both are depicted in purple in the diagram above.
  • Secondly, there are the Church Point HOA Governing Documents (depicted in red above) that only apply to our HOA. For direct access, please see Articles of Incorporation, Bylaws, Declaration of Restrictions and the associated Rules and Regulations.
  • Thirdly, there are a number of Board Resolutions (depicted in green above) that have been adopted over time.
  • And lastly, there are a lot of federal, state and local laws, regulations, codes and ordinances (depicted in black above). These are too numerous to mention here but think of traffic laws, building codes and noise ordinances as examples. HOAs don’t live in a vacuum so all these laws and rules must also be obeyed.
