Board of Directors Meeting – July 17th, 2023


A Board of Directors Meeting was help on Monday, July 17th, 2023 at 06:30 PM in the former Cellars Restaurant at the Church Point Manor. All Board of Directors meetings are open to HOA members of record.

Agenda

  • 6:30 pm: Call to Order Board of Directors Meeting / Establish Quorum
  • Homeowners Forum
  • Approval of Minutes (April 17, 2023)
  • Financial Report (Through month end May 2023 as June report not available as of this meeting)
  • Committee Reports (as needed)
  • Management Report (with Contract log and Action Item List)
  • Unfinished Business:
    1. Church Point Social Committee Charter Resolution (tabled at this time)
    2. Management is still awaiting bullet points for community mail-out for committee volunteers.
  • New Business:
    1. Draft Replacement Reserve Study (Copy already sent to Board) – awaiting Board approval.
    2. Draft Restated Documents (Copy already sent to Board) – awaiting Board approval.
    3. Committee development review – bullet points.
  • Correspondence: Solitude Lake Management Report
  • Executive Session: As needed – Review Delinquency & CCR History Report. Additionally, review of other items of confidential nature as needed.

Minutes

6:40 pm: Called to Order Board of Directors Meeting / Establish Quorum. Board members present were Jeff Babb, Ron Couture, Mike Reid, and Brian Kollar. Also present was Association Manager, Bob Garrett. Several homeowners were also present. 

Homeowners Forum:
Items discussed were landscaping, social functions, committee formations. Discussion regarding statements made during meetings carry weight, should be made accordingly.

Minutes for May 17, 2023 were approved.

Financial Report: Presented within managers’ report. 

Committee Reports (as needed)

Management Report (with Action Item List): Management report was presented.

Unfinished Business: 

  1. Church Point Recommended Rules Updates / Changes (as needed). Noted
  2. Church Point Social Committee Charter Resolution: Tabled at this time.

New Business

  1. Review Draft Replacement Reserve Report. Completed and approved.
  2. Reviewed and approved the Re-stated documents with two edits
  3. Management to obtain additional proposals for general landscaping and enhancements. 
  4. Community needs / wants newsletter. Management connected the Board President someone who could assist him, Medina Romero. 

Correspondence: Solitude Lake Management Report presented in the Board package

Executive Session: As needed – Review Delinquency & CCR History Report.  Additionally, review of other items of confidential nature as needed.
